These farms have been in the Roux and Greenwood families for many yrs. and are now being offered at Public Auction.

FARM #1 – 85 + ACRES

TRACT #1: 27.961 +/- acres w/ approx. 1200’ road frontage on LaRue-DeCliff Rd., mostly all tillable.

TRACT #2: 29.379 +/- acres w/ approx. 961’ road frontage on LaRue-DeCliff Rd., mostly all tillable.

TRACT #3: 28.447 +/- acres w/ 50’ road frontage on LaRue-DeCliff Rd. w/ approx. 1376’ long lane back to tract which
is behind woods, very private setting parcel, mostly tillable. Owner reserves a 90 day right to access this tract to remove
trees in 50’ lane access.

AUCTION NOTE: Potential buyers have two investment choices, Option #1: Farmground is currently enrolled in the State
Acres for Wildlife Enhancement (SAFE) Gov. Program w/ 9 yrs. left on contract, with guaranteed approx. annual payment
of $10,321 per yr. or $114.42 per acre. This is with local FSA Marion, Oh. office. Option #2: New buyer may wish to
discontinue this program and revert back to a grain farming operation. At which point sellers will buy out this program. At
time of contract signing buyer will need to make a choice.

BIDDER NOTICE: Tracts 1, 2, 3 will be offered separately and together as one whole farm. All bids will remain open and
will be allowed to raise their bids at conclusion of tract #3 if they so desire, until the highest dollar amount is received. Farm
will sell in manner that brings the most money.

 FARM #2 – 36.498 ACRES

TRACT #4: 36.498 acres with 625.49 ft of road frontage on LaRue-DeCliff Rd. and approx. 1140’ of road frontage on DeCliff
Rd. mostly all tillable. (This tract will be sold separately only.)

AUCTION NOTE: Tennant farmer will have 2010 spring planting & fall harvesting rights. New buyer will receive cash rent
payment from tennant farmer by Dec. 1, 2010. Possession will be after harvest.

TERMS & CONDITIONS: Successful bidders will be required to enter into a purchase agreement which is not contingent
upon financing and will require $5,000 down per tract (non-refundable) upon conclusion of auction. The balance due shall
be paid at closing, which shall occur in 30 days. Seller to convey title by deed. Taxes prorated to date of closing. Final
bids subject to owner’s confirmation. Property being sold as-is condition with no warranties of any kind. Tracts selling
subject to all legal highways, easements, restrictions, agreements and right-of-ways of record. Farmland is under CAUV. If
buyer changes usage, any recoupment will be at buyer’s expense. Announcements made day of auction take precedence
over printed material. Possession of Farm #1 properties will be at closing. Possesion of Farm #2 will be after fall harvest.
Surveys have been paid by seller.
